Maryland Townhomes

Curve Development acquired Maryland Townhomes in Q4 2025, a well-located but underperforming asset just east of 7th Street and Maryland Avenue in the heart of North Central Phoenix. The site included six aging rental units that suffered from inefficient layout, deferred maintenance, and a lack of alignment with the evolving character of the surrounding neighborhood.

Recognizing the strength of the submarket and the opportunity to deliver a more intentional product, Curve made the strategic decision to reposition the site to its highest and best use. The vision: a for-sale townhome community designed with modern living in mind, prioritizing functionality, quality, and long-term value.

Plans for 12 new townhomes are currently progressing through the City of Phoenix, and demolition of the existing structures began in April 2026
